I have been using Netgear WiFi Cable Modem Router for 6 years now and don't have any major issues. I have Internet from Comcast Xfinity and this device is compatible and I get good speeds. My house is around 2500 sqft, with 2 floors and Wi-Fi was not good on the second floor and also, the in-built Router does not support 5 GHz frequency band and so, recently, I started using a separate mesh router with this Modem and that also works seamlessly, as you can run this device in Modem only mode. The advertised top speed is in the 300 range, but I was getting around 70-80 on Wi-Fi earlier and with the new mesh router, I am getting around 150-170 on Wi-Fi. This is a good modem router combo for a small house or apartment. I would recommend it, if it fits your requirements.

This is a good Wi-Fi router, works very well and I haven’t had any complaints with it. Also it is very sleek that it is easy to store and has many cable ports
